Pest Droppings in the Attic - Pest Problems

Sometimes I wonder how these large animals can get through such small holes in our homes and into our attics and crawlspace's. A few years ago, I was working on a home that had water damage to the siding that needed to be fixed. The homeowner of course didn't want anymore water damage and this required repairing roof, the original cause for the siding damage.

When I bid the job, I had no idea what I was about to run into. The first day on the job, went smoothly as I repaired some damage fascia board, but the next day I was in for a surprise, as I removed the damaged siding, I found what looked like dog poop in the attic.

I was looking around in the attic and trying to figure out how a dog could of got up there. I know that I shouldn't have, but I walked around the home inspecting it for a large hole, any holes, something that a small dog could have wiggled his way into. I got my latter off of the truck and then went on the roof, trying to find a place where a dog could have got into the attic.

I couldn't find any holes and after wasting about an hour, I decided it was time to get back to work and since the homeowner wasn't there, I couldn't show him my new findings or ask him any questions. I cleaned up the mess and repaired the water damaged siding, but in the back of my head I kept thinking about how in the heck a dog got up in the attic.

To make a short story even shorter, when the homeowner arrived home that day, I showed him my findings and he informed me that he didn't have a dog. He did however inform me that he has been hearing something walking around in his attic for about a year now. He had a pretty good idea that they were raccoons.

I told him, that I had inspected his home and only found one small hole on top of his roof underneath the roof eave, but there's no way that a small raccoon could fit through that hole. He told me that you would be surprised, what these animals were capable of squeezing into and out of.

Well that's about it, the mystery was solved, I repaired the small hole in the attic and have never heard from the homeowner again. Hopefully that meant I did my job well and not that he was embarrassed about the poop in the attic.

Some stairways that lead up to your attic will have a safety or guardrail to prevent people from falling down the stairs or off of them. Make sure that the handrail is at least 42 inches in height. 42 inches is the minimum height for guard rails and can be found in the uniform building code.

If your attic doesn't have a safety handrail, use caution and be careful in these areas of your home. It wouldn't be a bad idea to install a locking doorknob if your attic access has a door that can be secured to prevent small children or other people from entering these unsafe areas.

I wouldn't think twice about getting rid of them and finding someone else.

Last but not least, you should contact some of the people that they have worked for in the past. Talking to past clients, is going to play an important role in making your final decision. You need to find out, if these home builders, treated their clients fairly and were they generally happy with the overall outcome and performance, not only of the homebuilder, but each one of his subcontractors.

I would recommend writing out a list of questions and offering your new home builders past clients a free meal. Offer to take them out to dinner, lunch or breakfast, this way you will have their undivided attention and get the low down on your potential future home builder, it could be the best money that you ever spent.

First you need to know the number of windows that you need to replace. You will probably need an expert to come over for a house inspection lest you leave out some that also need urgent attention.

Important Do-It-Yourself Home Remodeling Advice

Often I'm asked by homeowners, if they think that they can build something on their own. Often I end up explaining the process to them and it's pretty confusing. I would like to give some homeowners and construction handyman some do-it-yourself home remodeling advice, about projects that I think they should avoid and the reason why.

1. Working on Electrical Service Boxes

I really don't recommend, anyone who lacks experience working with electrical, to be working on it at all. When it comes to the electrical service box repairs, if you don't have any experience working in this specific area, I am suggesting this to all homeowners and do-it-yourselfers, stay away from electrical service power boxes. Electricity can be extremely hazardous to your health, so take my advice, this is coming from an expert on the subject.

2. Plumbing Water Supply Lines

I don't recommend, anyone who doesn't have any experience working with plumbing water supply lines, because if they break, or if your repair, doesn't hold properly, you could destroy a large portion of your home. Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

What is a Three Way Home Electrical Light Switch?

A three way home electrical light switch is a special light switch that can be used in your hallways, large rooms and stairways. These light switches are specially made to operate one light or a group of lights from two different locations.

They are most commonly found in hallways and provide a homeowner with the option of turning the light on at one end of the hallway and turning it off, when they are finished walking through the hallway and are about to enter into another room.

Before three way home electrical light switches were made, people would turn the hallway light on and leave it on or they wouldn't turn the hall light on at all, because they knew that after they walked down the dark hallway, they wouldn't be able to turn the light off at the other end.

Three-way light switches are also used in stairways. It makes a lot of sense, to be able to turn your stairway light on, at the bottom of the stairs and then after you have walked up the stairway safely, you can simply turn the stair lights system off.

As homes become larger, it's not going to be uncommon to find three way light switches being used at either end of large rooms. If your living room or family room was located within the center of your home and had an entrance at each end, it wouldn't be a bad idea to install a light switch at each end, for travelers who are simply walking through these room.

Building Codes - Stairway Construction

The stair building code was created for building safety. Before the building code and local city enforcement (Building Inspectors), anyone could build a house. This meant Uncle Earl who had just watched a couple of his friends build a house down the street construct some sort of a dwelling. The next step for Earl would be to help these guys for a day and now he is a professional home builder. You get the point.

Stair Building Codes create the safety needed for one of the most hazardous areas of your home. You might know someone who has fallen down a stairway?

I lived in a house I built for 15 years and I redesigned the stairs from a winder design to a T shaped set of stairs. Both sets of stairs were built using the local stair building code for my city.

Wow I could not believe how many times my family members fell down the stairs. I even fell down once. I was amazed. When I switched from the winder to the T shaped stairway there were less accidents. My point is that even using the stair building codes this is a dangerous part of your house.

Having a professional stair builder install your stairs is great advice. Take it. For example this happened to me on quite a few jobs. I get a set of plans from a architect who has been designing houses for over 40 years. I looked at the stairway to find out that he has designed a stairway that is too small for the length of this part of the home. If I build the stairs using the plans that by the way were approved from the local building department, I could have a problem.

You are probably asking yourself how does this happen. Aren't these people experienced professionals. Of course they are. They probably have the U.B.C. (Uniform Building Code) in their office somewhere. Everyone makes mistakes here and there but this is one area of the home where safety is a big concern.

Just look at it like this. The stair building code was designed to improve the safety and reduce the number of accidents while using the stairs. Over the years I have seen stairs poorly designed and constructed. These stairs create problems for the owners of the buildings not just the people that use them. Did I mention lawsuits. This is one area where a lawyer will have a field day.

As a building professional I advise you to use the stair building code first for safety and second to avoid lawsuits. Get an idea from some of the pictures I have taken over the years on problems with stair building.

Use common sense while building or remodeling your home. It goes a long way.

Retaining Walls Suffer From Moisture Problems

Whether you're driving down the road or through a neighborhood and you notice a retaining wall that has large cracks in it, or is severely discolored, or one that has white calcium deposits from moisture covering the entire wall, you've got problems with moisture.

The retaining wall is designed to hold the dirt back, that's it's sole purpose. It's not going to hold any moisture back unless someone has installed a waterproofing membrane to separate the soil from the concrete block wall. If the soil isn't ever going to get wet, then you probably don't need to waterproof the retaining wall.

However that's normally not going to be the case. So we need to waterproof the interior of our retaining walls to eliminate future moisture problems that could eventually, deteriorate as moisture starts to accumulate, inside of our block wall for a longer periods of time.

If you don't know anything about waterproofing, I would suggest that you hire a waterproofing expert. Waterproofing looks easier than it actually is, and might be out of your scope of work.

I'm not going to suggest that you use waterproofing paints, because I haven't seen great results with these products. However, if you're not that concerned about your retaining wall and are looking for a cheaper way to apply any waterproofing materials, these paints might not be a bad idea. Sometimes, Something is better than nothing.

If you live in a relatively dry climate, it might not be necessary to waterproof your retaining walls. But if you live in a damp or moist area, especially an area where the ground is moist all year round or more than six months out of the year, I would suggest that you waterproof the back of your retaining walls.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

Contractors Read This - Construction Morals

If you have an older home there's a good chance you have one by six diagonal floor sheeting and some of the knots have fallen out by now. Some of these large knots can create safety hazards for your home. Performing major remodels or whole house renovations on older homes you can run into quite a few problems with these kinds of wood floors.

One of the first things I do is remove the carpeting and padding. This exposes the floor sheeting for further examination. By the time I am done with all the plumbing and electrical repairs underneath the subfloor it seems that some of the 1 x 6 has been damaged. Your first thought of course is just to replace the 1 x 6 that is damaged and be done with it.

This is one way to approach the problem, another is to repair the 1 x 6 that was damaged and install half inch plywood over the existing floor sheeting. Please make sure the floor is level and has no humps or dips in it before you start installing the new plywood over the existing floor sheeting.

I ran into a problem like this on one job where the contractor was in a hurry to finish the flooring and chose to go right over the existing floor that was out of level. The bad part about this is when the homeowner chose to go with expensive wood flooring throughout his home. When you walked in to the front of his house you felt like you were going out to a small wheelchair ramp for about 10 feet and then of course it felt like you were going down for another 6 feet.

In order to repair this properly it would've taken the other contractor about 24 hours to repair the floor. In this case the homeowner would have been glad to pay for the repair after the fact. Sometimes when contractors mention a potential problem down the road and how much it will cost to repair that problem, most homeowners cannot see the value in the contractor's opinion at that time.

I felt sorry for the homeowner because this was not what he wanted and he was upset with the contractor but the job was done. This is my warning to any contractor, handyman or home repair specialists. When installing a new plywood floor over an existing floor to strengthen it up, use some common sense and repair the floor correctly or don't do the job at all.

Drywall Texture Tips and Ideas

Drywall texture is a compound that is rolled, sprayed, or troweled onto the sheetrock after the taping and floating of joints is complete. It is the same material as the joint compound, but thinned down with water and applied to the wall surface. There is a lot of variation in styles of texture, and some are more appropriate for certain styles of homes. Here are seven basic types:

Skip Trowel - For this style, texture is applied to the walls with a trowel. Trowel marks may be left on the surface to give a rustic, hand crafted look. It is often seen on Tuscan or old world style homes.

Stamped - The texture may be troweled on first, and then stamped with a tool. The result can be anything - leaves, bird's feet, windmills, etc. Or, a flat brush may be dipped in the texture and stomped on the walls, creating a texture with swirl patterns.

Knock down - Texture is first sprayed on, and allowed to partly dry. Then, a variety of tools may be used to scrape the texture and flatten it down. It is possible to use trowels, sponges, brooms or other tools to scrape or smooth down the texture and create patterns. Monterrey Drag is a type of knock down that imitates an exterior plaster look. In this approach, a thick coating of texture is dragged over with a trowel. This style may be a dust catcher due to the high relief of the mud.

Orange Peel - This is a sprayed texture that leaves a light to heavy splatter on the walls. It resembles the peel of an orange. If done with a fine spray, it can be one of the lightest, least noticeable of the texture styles.

Sand - Sand can added to the texture for a grainy, sandy look. The sandy texture may be sprayed or rolled on. Sand may also be added to paint.

Acoustic - In the 1970's it was common to save the labor cost of floating the ceiling by spraying a heavy texture over the area. This is sometimes referred to as a popcorn ceiling. This style is not in favor today, and frequently homeowners grapple with removal of this heavy texture. This should be done carefully, since some acoustic textures may contain lead or asbestos. Certainly, if these toxic chemical are found, the job should be turned over to professionals. After the texture is removed, the ceiling will need to be re-textured to match the walls.

Smooth - This is a smooth application of texture over the sheetrock wall. It feathers out the sheetrock joints, and creates an even, non-textured wall. This is one of the most expensive and exacting styles. Minor variations will show up as defects, so several stages of sanding and application are needed to create a good job.

Regardless of the wall finish you use, keep in mind that flat paint tends to hide defects and minimize patterns. It gives a matt finish with less emphasis on the wall texture. Reflective paint enhances textures because the light catches the raised surfaces.

Before having wall texture done by professionals, ask to see a sample. The workman's idea of light texture may not be what you had in mind. This is an area where miscommunication often happens. Texture covers a lot of area, and is difficult to remove if you are not happy with the job. Treat it as a long term investment.

Goal Setting Activity

Most people find the act of a goal setting activity almost impossible because they set goals that are way too large and become disheartened before they ever come close to reaching them. A goal setting activity that works is one that is broken down until it represents a single event. It is the progressive, sequential accumulation of single events that ensure the final desired end result.

For example, if your goal setting activity is to save $10,000 this year and you are paid fortnightly, you should have 26 single event goals, each written progressively to allow for changed circumstances.

Your goal setting activity should be what I call SMARTIES! SMARTIES is an acronym for the following:

SPECIFIC
Be absolutely specific when producing a goal setting activity and use the present tense.

MEASURABLE
You need to be able to monitor your progress so you can measure your success.

ATTAINABLE
You also need to be able to conceive your goal to attain it.

REALISTIC
Obviously goals need to be within the grounds of logic and circumstance.

TANGIBLE
Your goal needs to be something that is real or physical, that you can see and/or touch.

INSPIRATIONAL
If your goals don't inspire you it's unrealistic to expect that you're going to be driven to achieve them.

EMOTIONAL
The more emotionally involved you become with your goal the quicker it will manifest into your life.

During your goal setting activity, as well as writing down your goals, I recommend you write down every possible benefit you will realize as a result of achieving your goal and its impact on all areas of your life.

Problems With Building Contractors

Sometimes as contractors we get in a hurry and we just want to finish the job. We told the homeowner we would be done in three months, at the same time the homeowner keeps adding new work to the list.

I ran into a problem like this on one job where the contractor was in a hurry to finish the flooring and chose to go right over the existing floor that was out of level. He told the homeowner he didn't have time to repair that section of the floor. He was installing half-inch plywood over 1 x 6 diagonal floor sheeting to strengthen up the floor.

This floor was going to require quite a bit of attention from the contractor and his crew. The homeowner should have hired another contractor to repair the floor while the original contractor finished the house remodel. When your contractor gives you that much grief about any work, you need to start thinking about hiring another contractor or at least finding one to complete the task your original contractor has no interest in.

I felt sorry for the homeowner because this was not what he wanted and he was upset with the contractor but the job was done. This is my warning to any contractor, handyman or home repair specialists. When installing a new plywood floor over an existing floor to strengthen it up, use some common sense and repair the floor correctly or don't do the job at all.

I wrote this article for contractors to have a little more sympathy for the homeowners you are working for because sometimes they can't see the whole picture like you can. I also wrote this article for homeowners to listen to your contractor carefully when he is explaining a potential problem that you can't visualize further down the road. Any contractor with over 15 years experience remodeling homes has a pretty good idea what's going to happen next.

Bathroom Remodeling Ideas For Remodeling

When you're planning any bathroom remodel, consider the costs of the bathroom remodeling versus the return on the actual investment. According to one of the popular remodeling magazines, the average bathroom remodel throughout the country cost around $16,000.

If you were to sell your house within a few years, you could recoup around $12,000 of your original investment. This would translate into a $4000 loss to your pocketbook eventually.

Using these numbers for your bathroom remodel investment, you would recoup around 75% of your original investment. If you know anything about investing money, this will not be a good rate of return and if you keep investing your money like this, you won't have any to invest, eventually.

Keep this in mind, if you're going to be selling the home within a few years. If the bathroom isn't in good shape and you're not planning on selling soon, you could remodel the bathroom and enjoy it for quite a few years. You wouldn't be looking at this as an investment but as maintenance costs.

If you need to remodel the bathroom, because it's getting a little run down and will create a problem when selling a home, I would suggest minor remodeling, if the toilet, fixtures and bathtub is in good condition, I would suggest changing the sink, cabinet, bathtub surround, flooring and some new paint.

If you're remodeling cost is now at $8,000, you would recoup at least $6,000 and would only lose $2000 on your original investment. Now this still doesn't make any sense, if you're still losing money, why would you even want to remodel the bathroom. Why not sell the home as it is and not lose any money? This is a tough decision to make and keep in mind, these are average costs.

You could recoup less or more than 75% of your bathroom investment costs.

Most real estate professionals will advise you to remodel the bathroom for two reasons, for one the house will sell for a few more dollars, and this will increase their sales commission. The second one is probably the most important for any one selling a home, the home could sell faster.

If you have the time and are in no hurry to sell the home, I would suggest trying to sell the home as is first and then sprucing it up, if you can't sell it within three months.

New Solar Technology Trends Around the World

In the business of solar energy, the U.S. has not been the biggest buyer of solar power. While the U.S. does quite well exporting solar panels and solar technology, there are many Americans who still find the cost of panels very prohibitive. Plus, many states still don't offer the same sizeable solar power perks (tax credits, low interest loan programs) as many other nations in the world.

As the price of solar energy decreases, Europe has had a much higher demand for solar power than anywhere else in the world. Germany alone orders double the amount of solar panels sold in the U.S. ever year. Better yet, there's a bigger market for commercial solar power in Europe than in the U.S. Many European universities and campuses have rebuilt their dorms to run off solar energy. Most water heaters in Europe are solar-powered, even if the home doesn't have a full solar panel system.

A recent report released by Emerging-Energy.com states that between 2008 and 2020, Germany will become one the largest producers of solar panels in the world. In Europe, it's not just small residential power systems that are leading the way in solar energy dependence. It's mostly large scale (over 1 MW) projects that have spurred new markets that have shaped a new landscape of energy usage in Europe. Such large projects have literally changed the way how utility companies and residential contract companies view solar energy. It's become increasingly easier for European business owners to purchase and install their panels with lowered tariffs and taxes.

Specifically, Italy, Greece and the Czech Republic are the newest customers of solar power systems. These countries have begun to purchase so much solar energy that their borders have seen changes in tariffs for solar panels. They've also seen major changes in permitting regulations that makes it easier for such private residences to have solar energy systems. In Italy, Greece and the Czech Republic, the demand for solar energy is the same in the private (residential) industry and the commercial industry. Conversely, most other European nations have seen a drastic rise in commercial industry demand, with residential demand remaining relatively stable.

Japan, who's also been at the forefront of solar panel imports, has picked up solar panel buying as the cost of gas and electricity rises. Japan has begun using solar panels in almost every new commercial and industrial building being built- including schools, hospitals and government facilities. There are entire neighborhoods in Japan outfitted with residential solar power panels. For example, the neighborhood of Iwaki New Town has about 46 homes outfitted with full private solar power panels. The neighborhood produces over 310,000 kWh in a single year, enough to power over 90 residences!

Japan also uses solar energy in surprising places. Japan is the only country to power most of its vending machines with solar energy. Sharp, one of the largest solar panel producing companies in Japan estimates that by 2010, Japan will produce 4.8 million kWh of solar energy. As a result, buying solar energy panels in Japan is inexpensive and has created one of the most profitable net-metering countries in the world.

Using the power of the sun definitely isn't going away anytime soon. In fact, solar energy may be the next step in energetic materials. If we equipped half the homes in America with solar panel systems, we could produce enough electricity to run the entire country. All it takes is one house at a time!

Bee Stings - Treatment and Prevention

While Spring is a time for blooming flowers and warm sunny days, it's also a time for bees and bee stings.

For many people, bee stings are nothing more than a painful irritation that passes within a few hours. However, for more than two million Americans who suffer from bee sting allergies, the reaction from a bee sting can be far more intense. Symptoms of bee allergies may include hives, itching, difficulty breathing, low blood pressure and in a few cases, anaphylactic shock.

Because traditional insect repellents won't prevent bee stings, it's important to know what does work and how to treat bee stings, from the minor to the severe.

Prevent bee stings by taking the following precautions:
Don't wear brightly colored clothes or floral prints as bees are attracted to vibrant colors.
Bees are also attracted to sweet scents, so avoid wearing fragrances, lotions, shampoos and cosmetics.
Sweet food and drinks are well-known for enticing bees, especially canned soda drinks. The tiny insect will climb in the opening and may sting if someone unwittingly takes a sip.
Always wear shoes outdoors especially when walking in the grass. Bees are attracted to the white clover weed that is found in most lawns.
Bees are not typically aggressive insects and their stingers are used in defense. If a bee flies a little too-close-for-comfort, just hold still. Quick movement may frighten the bee into stinging.

Minor bee stings are easily treated by removing the stinger immediately. Next, place a cold compress on the infected area. If minor itching occurs, use antihistamine or calamine lotion. Applying ammonia, or a paste of baking soda and water to the affected area, will produce a similar result. While swelling may not be noticeable until the next day, most pain caused by bee stings will dissipate within two hours.

If more serious reactions occur such as vomiting, dizziness or difficulty breathing, seek immediate medical care. You should also seek immediate treatment if there are ten or more stings. Or, if the sting is located in the nose or mouth as swelling may inhibit breathing.

So this Spring, enjoy the great outdoors and take time to smell the flowers. Just give the busy bees their space.

10 Tips For Green Renovating

After price and location, surveys are now finding that energy efficient features are the next most important features to buyers. Even if you are not selling in the near future, improving your home's "green" ranking can save you money on energy costs and help save the planet.

There are many things you can do to increase your home's environmental friendliness. Some have small price tags and some are larger renos. Here are 5 small and 5 large projects to make your home more green.

Small Projects

  1. Replace your thermostat with a programmable one. Preferably get one that has settings for the week and weekend -- known as 5-2 or 5-1-1 programs.
  2. Replace old light bulbs with energy-saving bulbs. They come in a variety of sizes and styles for most applications.

  3. Replace toilets with dual flush or low-flow toilets (6L). These can save tens of thousands of litres of water per year per toilet.
  4. Increase your insulation in areas like your attic, crawlspace, and basement.
  5. Increase the insulation in your exterior walls. This is a major source of energy loss in older homes.

In Canada, you can get a pre-retrofit evaluation for your home from certain companies in order to qualify for the federal ecoENERGY grant. You will be provided with a report with recommendations for improving your home's energy rating. After performing the retrofits, you can get a post-retrofit evaluation, which will then determine what sort of rebate you are able to receive, up to $5,000. Most provinces are also offering other rebates or grants.

Outdoor Shed Foundations - Home Building Tips

When looking to build your own outdoor shed the first place to start is with the shed foundation. Your storage shed needs to be built on a strong foundation. Whether it is wood or concrete your slab needs to be a firm base that your outdoor shed will be built on. If you don't have a good shed foundation then your shed will not last as long as it should.

Wondering when to use a concrete slab or wood for a shed foundation? Here are the two main reasons for choosing one or the other. A wood foundation for your outdoor shed will allow you to move it if you ever decide that your original spot is not right. If you use a concrete slap then you will not be able to move it at all.

After you figured out what type of foundation you want you need to start to assemble it. If you're going to use the wood foundation, make sure you use pressure treated wood. Any home improvement store will have it just make sure to ask for help if you're unsure of the type and size you need. Tell them you're building an outdoor shed and they will be able to point you in the right direction.

An easy way to build a nice strong shed foundation is to get a couple of skids. These can be found at just about any store and usually they are in the back and free. Lay the skids out and placing your pressure treated wood around the outside nail then together. Using 3/4" plywood for the floor will give your outdoor shed a very strong foundation. Using bricks under the skids will help level the shed floor off and also keep any moisture from getting into our wood foundation.

If you decide to use the concrete slab make sure you have picked out the correct location, as this will be a permanent structure on your property. If you need your outdoor shed to support a lot of heavy equipment then you want to use the concrete slab foundation. It will be able to hold a lot more weight than the wood foundation.

It's always best to have a plan of attack before starting any home improvement project: it can save you time and money. Think about what you plan to keep inside your outdoor shed, if its going to be heavy equipment and you know that the wood foundation is going to be raised up off the ground 5-8" you may need a ramp to get stuff in and out. A concrete foundation can be made to be ground level. Keeping all these things in mind before you start building your outdoor shed will make this go so much faster and give you less headaches.

Green Real Estate Upgrades and Renovations - How to Save Money on Heating and Cooling

The following interview was conducted with Marlayna Phenechka, a building subcontractor based in Asheville, North Carolina who practices green building and sustainable thinking. Phenechka has worked on both residential and commercial real estate projects in North Carolina, Tennessee and Virginia. She outlines some basic upgrades to facilitate more efficient and less expensive heating and cooling. The upgrades are a smart investment for the average consumer since the money spent is quickly recouped.

Turn Off the Hot Water! On-Demand Hot Water Heaters
(Estimated Cost: $250-800 Labor: $400-1400)

The resources used to heat water is expensive, often the second highest residential energy use in homes. Did you know most hot water heaters in homes are designed to keep water hot constantly? One good way to save electricity or gas is to simply turn off the hot water, and turn it on only when needed. Consult an electrician to install a timer or switch. Have them turn the water heater down from a manufacture's scalding 140 to 115 degrees. Another overlooked method to cutting costly water utility bills is to simply buy a 'blanket' for your water heater.

In Europe, modern Asia and Israel, On-Demand, or Tankless, Hot Water Heaters are more common than the hot water tanks in US homes. These cost effective, efficient devices turn hot water off unless it's in use. Phenechka says, "There's an off mode on this system. There is no pilot light either, which saves valuable energy. Many On-Demand Hot Water Heaters are even made with a temperature remote control feature so the user can adjust the temperature to his or her preference, saving even more energy."

The best On-Demand or Tankless Hot Water Heater uses liquid propane or gas as a source of energy. If main power is shut down for some reason there will still be hot water. "The size of an On-Demand Hot Water Heater is about the same as a backpack and weighs approximately 30-40 pounds," Phenechka adds. In some cases, installing a gas line to fuel the On-Demand Hot Water Heater may incur an extra expense, though liquid propane may be a better option. The majority of US states offer a tax credit for these devices.

Heat Pump Heating and Cooling Systems
(Estimated Cost for the system and installation $3,000-8,500)

Heat Pumps are a great way to conserve money on heating and cooling. "Some heat pumps come with heat and air conditioning and are well worth the initial investment. During milder winter days, the heat pump draws in warm air through the home's ducts; in the summer, it pulls in cool air and dehumidifies it at the same time," says Phenechka. A heat pump is far more efficient then many other heating and cooling systems and saves some homeowners as much as $100 per month or more. Make sure you purchase a programmable thermostat with the system and check and seal any leaks all your original air ducts and returns to optimize your investment!

Attic Exhaust Fan
(Estimated Cost: $80-$250)

Installing (or repairing) an exhaust, or gable, fan in the attic can make a huge difference in airflow, humidity, and temperature in a home. Solar exhaust fans, with their own tiny solar panel are now available at many of the big box stores! Hot air especially gets trapped in the attic, and without an exhaust fan, it is hard for this air to move and the home's temperature stays high. Attic fans are easily installed, and most have sensors for temperature and humidity so the fan automatically turns on. A gable fan ensures that even if there is air conditioning in the home it is not overused.

There is also a whole house fan system made to work in conjunction with an attic fan. The whole house fan system is an alternative to air conditioning especially in cooler, dry climates. It harnesses and pulls in the cool air that exists outside to the interior of a home through open windows at night.

Ceiling Fans
(Cost: $50-$100 each)

Ceiling fans also eliminate much of the need for air conditioning and sometimes act as a complete alternative to AC. "Ceiling fans have a wind chill factor of three and up," states Phenechka "a ceiling fan in each room can have a huge impact on the comfort inside." When a home is being heated in the winter, a ceiling fan will help spread the heated air more evenly throughout the house. Ceiling fans are a great way to upgrade a home, and many attractive fans, some with lighting fixtures, are available to choose from. Don't forget to use energy efficient bulbs in the ceiling fan for increased energy savings.
